What is DESIGN-BUILD?

As a design-build company, a lot happens before we ever pick up a hammer. We can’t propose a truly personalized solution until we thoroughly understand what isn’t working in your home — and what your vision for it looks like.

As we listen, our wheels start turning. The Design Process unfolds naturally: we work through your space with you, identify the right solutions, and build a plan you’re excited about. By the end of this phase, you’ll have a floorplan, a clear spec sheet, your material selections, and a signed contract — everything you need to move confidently into the Build phase.

What are the features of Design-Build?

Our design-build process is built around one idea: that better planning produces better results. Here’s what that looks like in practice, from first concept through final walkthrough.

PHASE ONE: FLOORPLAN

Once we’ve measured your existing space, we get to work. With an accurate existing layout in hand, our team generates design concepts and collaborates with you to land on the plan that fits your home and your life best.

PHASE TWO: DESIGN

his is where your project starts to feel real. You’ll spend dedicated one-on-one time with our designer, working through elevations so you can see exactly how your space will look and feel before anything is built.

We’ll nail down every detail together — cabinetry drawers and doors, faucet selections, tile, countertops, lighting, paint colors, flooring, grout colors, door hinges. Every moving part lands in one place, on one plan, so nothing gets missed and nothing surprises you mid-build.

PHASE TWO: DESIGN

No more ballpark estimates — just a real number. Our detailed proposal is written in plain language, covering everything that's included, how it will be executed, and the timeline you can hold us to. Our Fixed Price Contract means no guessing and no nasty surprises. We invite our trade partners to walk your home early in the process — with the plan in hand — so they can forecast potential challenges, give us accurate quotes, and eliminate the surprise Change Orders that catch so many homeowners off guard.

PAYMENT SCHEDULE
FOR THE DESIGN PROCESS

Payment for the Design phase is broken down into clear milestones. Each payment is due at the start of its phase before we move forward — so you always know exactly where you stand financially throughout the process.

PAYMENT SCHEDULE FOR THE CONSTRUCTION PROCESS

Your payment schedule is broken down in bite size chunks that are always due at the “Start” of a phase. For example, your first payment will be “start of project”, your second might be “start of demo” or maybe “start of framing” etc. This payment schedule is spelled out in your contract, and you will receive email invoices for each phase as they occur.

PRE-CONSTRUCTION
MEETING

This meeting will be an introduction to the team who is going to successfully execute your Scope of Work. We will have a conversation about the day-to-day logistics of the project. Pets? Small children? Alarm system? Let’s hammer out all the daily details.

A REVOLVING PROJECT SCHEDULE

You’ll never be left wondering what’s happening on your project. We use a cloud-based project management platform that keeps you updated daily — job logs, progress photos, and all communication in one place, easy to access whenever you need it.

YOUR DESIGNATED PROJECT MANAGER

From demo day to final walkthrough, you’ll have one dedicated Project Manager — no handoffs, no getting bounced around. Our project managers know your project inside and out, and they bring a deep understanding of construction as a whole. One point of contact. Total accountability.
